What we’re delivering 

Peel Hall Masterplan:

  • Highlights residential zones, community facilities, public spaces, and key routes. Marks out existing features like trees, footpaths, watercourses, ponds, and acoustic screening

High quality housing options:

    • 1,200 new homes across a mix of 2–5-bedroom houses terraced, semi‑detached, and detached
    • Mixed tenure options: Vistry is delivering 595 affordable homes which will be managed by housing provider Torus, offering a mixture of shared ownership and affordable rent tenures. A further 595 homes will be available on the open market
 

Extensive green space and play areas:

    • Five FA standard sports pitches
    • Four new play areas
    • A trim trail and multi-use games arena
    • Around 80 acres of open, accessible green space
    • Allotments available for local residents
 

Community infrastructure:

    • A new care facility will be built to support older residents and those with additional needs, providing high-quality accommodation close to family and community
    • A new Grasmere Community Building with modern changing facilities for the sports pitches, alongside a refurbished play area
    • Land set aside for a future primary school

 

Community contributions:

  • Employment and education:
    • This development is creating XX jobs, with many more supported across the supply chain
    • £4.5 million to build a new primary school on site
    • £3.5 million toward secondary school provision
 
  • Skills development
    • A dedicated Skills Academy for construction training. Based on successful models at other Vistry sites, the Academy aims to inspire the next generation of tradespeople, helping to address the industry’s skills shortage whilst upskilling and training local people
    • A multi-agency partnership (involving the local council, college, Vistry, Torus, and others) is fostering local opportunities in work, training, and facilities
    • Supporting local schools (Cardinal Newman High, St Gregory’s) with CV & interview workshops and career fairs
 
  • Infrastructure investment
    • £1.165 million toward bus services and infrastructure
    • Off-site highway improvements, including a £140k contribution
 

Sustainable living:

    • Eco-friendly heating: Over 60% of homes in the first phase (and all future phases) will have air source heat pumps
    • Modern, local construction: Homes will be built via Modern Methods of Construction at the Vistry Works timber frame factory just 2 miles away

Timeline

Peel Hall Garden Village will be built in phases, ensuring that homes and community facilities are delivered in a coordinated way.

Summer 2025
Work begins on phase one, which will be called Radley Woods and include 404 homes, with 236 (58%) being affordable housing.
Winter 2025
Sports pitches complete.
Spring 2026
First completions of phase one homes.
Summer 2026
Work expected to begin on extra care facility (depending on planning permission). Phase 2, will be dependent on planning approval. Detailed plans will be submitted XX
